1.1. Reservation: To reserve the farmhouse for your desired date(s), a booking request must be submitted through our official booking channels. Reservation requests are subject to availability.
1.2. Payment: A non-refundable deposit of 50% of the total booking amount is required to confirm your reservation. The remaining balance must be paid in full at least 7 days prior to the check-in date. Failure to make full payment may result in the cancellation of your reservation.
1.3. Security Deposit: A security deposit may be required upon check-in to cover any damages or additional charges incurred during your stay. The deposit will be refunded within 7 days of check-out, provided no damages are incurred.
1.4. Cancellations: Cancellations up to 3 days before the booking date are free of charge; cancellations within 72 hours are non-refundable.

2.2. Check-out - Strict Adherence Required:
Please respect the timings to ensure smooth operations for all guests.
3.1. Facility Access: The farmhouse facilities, including the plunge pool, yoga and meditation areas, BBQ and bonfire spaces, lawn, sunset points, private fishing pond, dairy, organic garden, parking, children's area, kitchen (chargeable), hall, master bedroom, and rooftop deck bedroom, are available for guest use during the booked period.
3.2. Sleeping Capacity: For overnight stays, comfortable sleeping arrangements are available for up to 15 persons within provided rooms and beddings. Extra beds can be arranged on the floor dormitory-style as per requirements and will incur additional charges.
3.3. Guest Responsibility: Guests are responsible for proper care of the facilities and equipment provided. Any damages or losses incurred during the stay will be charged to the responsible guest.
3.4. Self-Service Property: This is primarily a self-service farmhouse rental. Keys are provided at check-in and collected at check-out. A caretaker/attendant resides nearby for basic assistance (e.g., property orientation, troubleshooting) but does not provide personalized room service or continuous attendance.
3.5. Food and Catering: We do not provide meals as part of the standard package. Guests are welcome to bring their own food or arrange catering services. Kitchen access is available as a chargeable service.
3.6. Noise Policy: DJ setups and loudspeakers are not allowed. Guests may use personal Bluetooth speakers at a reasonable volume, respecting noise levels, especially at night.
3.7. Alcohol Policy: Alcohol consumption is allowed on the premises, provided it's done responsibly and in accordance with local laws. The management shall not be liable for incidents arising from alcohol consumption.
4.1. Damage: Guests are prohibited from damaging any property, including the garden, private pond, and plunge pool. Any damages caused will be charged to the responsible guest based on actual cost of repair/replacement.
4.2. Cleanliness: Guests are expected to maintain cleanliness throughout their stay. Kitchen cleaning (if left significantly uncleaned after self-use) is chargeable at ₹500. Excessive cleaning charges (if property requires extensive cleaning post-event/stay) start from ₹2,000.
4.3. Restrictions:
5.1. Liability: The management and owners are not liable for accidents, injuries, or losses sustained by guests during their stay. Guests are advised to follow all safety guidelines.
5.2. Indemnity: Guests agree to indemnify and hold harmless the management and owners from any claims, damages, or liabilities arising from their use of the property.
6.1. Swimming Pool: Pool access is available during your booked hours. Please follow safety guidelines and supervise children at all times.
6.2. Electricity Backup: Power backup (Generator/Inverter) supports essential lighting and fans only. Heavy appliances like ACs (if any), geysers may not work during power outages.
6.3. Extra Guests: Any guests joining beyond the booked number might be charged additionally based on management discretion and plan type. Please confirm during booking.
6.4. Pet Policy: Pets may be allowed in specific outdoor areas upon prior request and approval. An additional fee of ₹1,000 per pet and adherence to pet rules are mandatory. Owners are responsible for pet's behavior and cleanup.
6.5. Age Policy: Pricing applies per person for all individuals aged 5 years and above.
6.6. Minimum Booking: Both day use and overnight plans require a minimum booking of 10 persons.
7.1. Kitchen Access: Basic cooking utensils, fridge, oven and gas stove provided for self-cooking purpose. No crockery and grocery items provided. Charge: ₹500 per day/stay.
7.2. Barbecue Grill Set: Barbecue set with basic charcoal included. Charge: ₹1,000 per use.
7.3. Washing Machine Usage: ₹2,000 per cycle per day use.
7.4. Bonfire Setup: Bonfire setup with wood logs included. Charge: ₹1,000 per setup.
7.5. Fishing Pond Access: Catch and release using own basic equipment. Nominal access fee: ₹500.
7.6. Fish Catch Takeaway: If permitted and available. Charge: ₹500 per KG.
7.7. Damage Charges: Charges for property damage will be based on actual cost of repair/replacement.
8.1. Security: The property perimeter is secured. CCTV monitoring is active in common areas for security purposes. Security personnel may be present at the gate.
8.2. Property Guidelines: Follow all property signages and instructions provided by the caretaker/management. Do not damage, deface, or remove any property items, plants, or equipment. Return all sports/games equipment to its designated place after use.
8.3. Music Policy: DJ systems and large loudspeakers are strictly not allowed. Guests may use personal Bluetooth speakers at a reasonable volume, respecting noise levels, especially at night.
