1. Booking and Payment

1.1. Reservation: To reserve the farmhouse for your desired date(s), a booking request must be submitted through our official booking channels. Reservation requests are subject to availability.

1.2. Payment: A non-refundable deposit of 50% of the total booking amount is required to confirm your reservation. The remaining balance must be paid in full at least 7 days prior to the check-in date. Failure to make full payment may result in the cancellation of your reservation.

1.3. Security Deposit: A security deposit may be required upon check-in to cover any damages or additional charges incurred during your stay. The deposit will be refunded within 7 days of check-out, provided no damages are incurred.

1.4. Cancellations: Cancellations up to 3 days before the booking date are free of charge; cancellations within 72 hours are non-refundable.

2. Check-in and Check-out

2.1. Check-in: Overnight plan: 12:00 AM to 12:00 AM; Day plan: 10:00 AM to 8:00 PM. Early check-ins may be accommodated subject to availability and additional charges.

2.2. Check-out: 

  • Overnight Stay: Check-out time is 9:00 AM the following day.
  • Day Stay: Check-out time is 9:00 PM on the same day.

3. Property Usage

3.1. Facility Access: The farmhouse facilities, including the plunge pool, yoga and meditation areas, BBQ and bonfire spaces, lawn, sunset points, private fishing pond, dairy, organic garden, parking, children’s area, kitchen, hall, master bedroom, and rooftop deck bedroom, are available for guest use during the booked period.

3.2. Sleeping Capacity: For groups of 20 or more, overnight accommodation is limited to 15 persons. Additional guests must arrange separate lodging.

3.3. Guest Responsibility: Guests are responsible for proper care of the facilities and equipment provided. Any damages or losses incurred during the stay will be charged to the responsible guest.

3.4. Self-Catering: The farmhouse is a self-catering property. Guests may bring food or use kitchen facilities (₹500 charge for gas stove, fridge, and utensils). Local food delivery contacts are available on request.

3.5. Cooking Facilities: Stove and gas are provided upon demand. Guests are responsible for cooking their own meals. Minimal snacks are available for purchase at MRP.

3.6. Noise Policy: DJ setups and loudspeakers are not allowed; Bluetooth speakers are permitted for personal, low-volume use only.

3.7. Alcohol Policy: Alcohol consumption is allowed on the premises, provided it’s done responsibly and in accordance with local laws. The management shall not be liable for incidents arising from alcohol consumption.

4. Property Maintenance and Care

4.1. Damage: Guests are prohibited from damaging any property, including the garden, private pond, and plunge pool. Any damages caused will be charged to the responsible guest.

4.2. Cleanliness: Guests are expected to maintain cleanliness. Littering or dumping in unauthorized areas is prohibited. Kitchen cleaning, if left uncleaned, is chargeable at ₹500, and property cleaning is chargeable at ₹2,000.

4.3. Restrictions: 

  • No food allowed in rooms and halls.
  • Smoking inside rooms/halls is prohibited, with a penalty of ₹5,000.
  • Waste must be disposed of in designated areas.
  • Children and non-swimmers are not allowed in the fishing pond area, and swimming in the fish pond is prohibited.

5. Liability and Indemnity

5.1. Liability: The management and owners are not liable for accidents, injuries, or losses sustained by guests during their stay. Guests are advised to follow all safety guidelines.

5.2. Indemnity: Guests agree to indemnify and hold harmless the management and owners from any claims, damages, or liabilities arising from their use of the property.

6. Additional Terms

6.1. Swimming Pool: Pool hours are from 10:00 AM to 10:00 PM.

6.2. Facilities Usage: Usage of the kitchen, washing machine, dishwasher, and pool table are subject to additional conditions and fees.

6.3. Electricity Backup: Backup power supports essential lighting and fans only.

6.4. Extra Guests: Additional guests are charged at 50% of the per-person rate, with a maximum of 5 extra persons allowed.

6.5. Pet Policy: Pets are allowed in designated areas with a fee of ₹1,000 per pet.

7. Additional Chargeable Use and Access

7.1. Kitchen Access: Gas stove, fridge, and utensils are available for ₹500.

7.2. Barbecue Set: Barbecue set with charcoal is available for ₹500.

7.3. Bonfire: Bonfire setup with wood logs is available for ₹1,000.

7.4. Fishing: Use of fishing area with own equipment is ₹500, and fish catch-and-takeaway is ₹500 per fish.

7.5. Damage Charges: Charges for property damage will be determined by the owner based on the extent of the damage.

8. Security and Property Access

8.1. Security: The property is secured by a 9-foot wall and monitored by CCTV. A security personnel is stationed at the gate to manage entry and exit.

8.2. Property Access: This is a self-service property. Keys are handed over at check-in and must be returned at check-out. A farm attendant is available for guidance but does not offer personalized services.
